Amnat Charoen is situated in the central north-eastern part of Thailand and is one of the seventy-seven provinces of the country. The neighbouring provinces surrounding the province from the south in the clockwise direction are Ubon Ratchathani, Yasothon, and Mukdahan. To the east, it borders Salavan of Laos. The province is located in the Mekong valley and has a very interesting series of events during the dry season, that is from February to March. During this time the water level in the river declines and this allows the islands near the province to appear, they include Kaeng Tanglang at Si Sombun Village and Kaeng Hin Khan at Ban Hin Khan. The province was originally administered from Nakhon Khemarat and afterwards, from Ubon Ratchathani, later, it was split off from Ubon Ratchathani and declared a province on its own on 12th January 1993. The total land area if the province amounts to a little over three thousand square kilometres and houses a population of 378,621 as per the records of the census conducted in 2018. The province of Amnat Charoen is divided into seven districts, which are then further divided into fifty-six subdistricts and six hundred and fifty-three villages.
The province is rich in religious sites and emanates peace and a fulfilling environment. Though the attractions are not only limited to religious sites, you can experience a wide range of excitement and thrill if you visit the right places in Amnat Charoen. Some of the best locations have been shortlisted below for your consideration.
Wat Tham Sarng Phet
This is a Buddhist temple located within the boundaries of the province, the temple is positioned on a huge sandstone platform and it consists of a vihara, a pagoda, and a very large reclining Buddha statue. If you go towards North from the vihara, you will encounter a large cave, with an image of Buddha inside it. The name of this cave is Saeng Phret, which means “diamond’s glitter”. Wat Tham Sarng Phet is a renowned meditation centre for locals and even for foreign monks, who have been seen to visit the place to practice meditation.
Kaeng Khan Sung
This is a large stone yard that crosses over the Khong River and is placed just opposite to Laos. The isle in the middle of the river can be seen only during the dry season and a few years in the past people have also been seen to travel across the river on foot. There are nearly 50 snack shacks present around the area and the restaurants serve a menu with a wide range of choices. The tourists are allowed to swim in the river but only within a certain restricted area, as the water of the Khong River is very deep and accidents can happen if you are not careful.
You would be astounded to recognize that Amnat Charoen offers a suggestively cheap form of a lifestyle than when compared to urban areas like Canada or the United Kingdom. The cost of living in the province is so slight a month’s worth of groceries would only cost you about 6,000 Baht! If you wish to live near the main locations in the province like the Tanyalak Technological College or the downtown area, the average you would have to spend if you choose to live in a one-bedroom condo on rent would be around 22,000 Baht or more according to your lifestyle and the estimate covers all aspects along with your rent.
It is not a miracle that the real estate properties in the province are becoming popular by each passing day, as the cost of living in this area is perfectly well-suited for the majority of the masses. There are varieties of properties for your renting needs which include condos, townhouses and single houses or villas. If you choose to live in the downtown area or near prime locations in the province or near the Ubon Ratchathani Rajabhat University or the Amnat Charoen Hospital, you would find a one bedroom condo on rent for around 9,000 Baht, townhouses on rent share the same range of prices and can be found at a cost of 7,500 to 11,000 Baht. If you wish for a more luxurious ambience, detached houses or villas could also be the type of property you are looking forward to settling in and can very easily be found in the area with the rent amounting to 14,000 to 35,000 Baht. The rent for these properties has been seen to decrease a little if you move further from the above-mentioned locations, for example, condos can be found at a low rent price of 4,000 Baht and villas or detached houses on rent can be found at a price of around 10,000 to 20,000 Baht. Multi bedroom condos, on the other hand, can be a little tough to find but should you manage to rent one it would not be more than 8,000 Baht a month.
The process of buying your piece of property in Amnat Charoen is not as exhausting as you might think it would be since all types of properties are right at your disposal. The most famous type of property in the province is condos, as they are the perfect choice for bachelors looking to settle down in Amnat Charoen. There are villas or single houses available for sale in the downtown area with the prices ranging from 1,500,000 Baht to 30,000,000 Baht depending on the type and age of the property. One-bedroom condos can be found in the area with expressively cheap prices as they mostly appeal to bachelors and nuclear families, they can be bought by paying around 1,300,000 Bhat to 2,000,000 Baht. Three-bedroom condos for sale are a little harder to find and would cost you somewhere around 2,500,000 Baht to 7,500,000 Baht if you choose to settle down near the main locations in the province. If you choose to move a little farther from the heart of the city, the sale prices drop to a certain degree. You can find a one-bedroom studio condos on sale for a price of around 600,000 Baht, townhouses as we have seen in the downtown area, share the same range of price and can cost you about 1,000,000 Baht to 1,500,000 Baht on the sale price. Single houses or villas can also be found at a lower cost from the main area of the province with the price ranging from 1,600,000 Baht to 16,000,000 Baht.
The province of Amnat Charoen gives the foreign real estate investors high returns on their investments and also manages to modestly welcome a family looking to settle down in the province. The cost of living in this province is excessively low and is affordable even for someone not with so great of an income. Another reason for investing in the province is that their healthcare facilities are upgraded to include state of the art technology and the educational facilities in Amnat Charoen are also very good making it a wholesome experience for both novice and veteran investors.
