LOCATION
The property is situated in Doi Saket district on the edge of the village of Mae Pong and just north of Chiang Mai city center. There are a few shops in the village in addition to a daily market and a larger weekly market at the temple. There are also several other markets on various days within a few minutes drive. Doi Saket is a small town adjacent to the Hwy 118 which goes north to Chiang Rai. This unhurried little town offers various shops including several smaller supermarkets, banks, post office and a hospital.
Mae Pong is a very peaceful rural farming community which offers a very laid back lifestyle yet it also allows you easy access to Chiang Mai and the International Airport. There is a small international expat community spread throughout the district.

CURRENT TENANTS
Currently, the property is operating as a Homestay and although the
tenants have only been in the property for a few months, they are
already on their way to building a successful business. Unfortunately,
due to ill health, they are having to step away from the business and will be vacating the property early 2025.
ENTRANCE & PARKING AREA
The parking area is spacious with mature trees and flower beds. There is a secure side gate which can access the rear of the main building. The main entrance has secure double doors to access the property. Through the double doors, there is a walkway over the Koi fish ponds.
MAIN BUILDING
The main building is on 2 levels with 450 sqm of tiled floorspace.
On the ground floor, there are various areas, currently used as open social areas adjacent to the pool, restaurant/bar, kitchen, a room (currently used as an art gallery), laundry, shower-room, 2 restrooms, general purpose rooms, plus the main entrance and secure access to the first floor. Air conditioning to various rooms.
On the upper level, there are 3 double bedrooms, 2 bathrooms (1 ensuite), kitchen, storage and large lounge/dining area. The apartment has good natural light, wooden blinds and in the lounge/dining/kitchen
areas, the benefit of high vaulted ceilings. There are ceiling fans on both levels of the building and air conditioning throughout the apartment.
THE SALA
Accessed from the pool terrace, the Sala is an elevated lounge with
panoramic views across the countryside to the mountain ranges; a
wonderful place to enjoy at sunrise or sunset. Under the sala, there is a secure storeroom which is accessed from the parking area.
RESTAURANT & BAR
The property is currently licensed to operate a restaurant and bar and
teak tables with tiled insets/seating are available for 24 covers +, or the area can be used as an outside family space. The kitchen and bar are fully equipped, both with double sinks, fridges, freezer, 2 drinks chillers, 5 burner hob, oven, extractor and various other electrical appliances. The premises are fully equipped to operate the premises as a restaurant and bar.
POOL & POOL TERRACE
The social centerpiece of property, without doubt, is the 20m x 6.5m
salt-water tilled swimming pool with fabulous rice-field and mountain
views.
There is a sun shelf within the pool itself with steps leading to the swimming area of the pool which has a depth to 2.2m and was
completed 2019. There is a light river/waterfall coming from the pool
pump-room which is tucked away within the verdant landscaping.
The ground floor of the main building is partially open onto the
swimming pool terrace.
Poolside furniture is high quality synthetic rattan. There are sunbeds, chairs, cushions, coffee tables, swinging chairs, large adjustable umbrellas and built in sofa seating to the boundary wall.

COOKING SCHOOL
A small detached building offers an outside kitchen ( since been
enclosed with windows/door by the existing tenants and is currently
used as a gallery). There is also a small storeroom within the same
building.
SPA
The property of approximately 110 sqm, benefits from its own spa with
2 individual spacious treatment suites with large north facing windows, private terraces overlooking the rice-fields, entrance lobby, restroom, and sauna room. The windows have wooden blinds and there is air conditioning to the treatment rooms. Each suite offers a private shower room with large rainwater shower and a private terrace adjacent to the rice fields. Treatment suite 1 has an elevated double Jacuzzi spa bath with views to the mountains and rice-fields. Treatment suite 2 is currently used as an art studio. Spa furniture.
The Sauna Room is suitable for up to 6 persons which can be accessed
from the entrance lobby and also via an interconnecting door from the
shower room of treatment room 1. The entrance lobby leads to a w.c.
and wash area.
The spa complies with current Government regulations and all
equipment, towels, linens etc are in place to fully operate as a business and although the spa is not yet licensed, it meets all the current requirements of the authorities and therefore could be operated as a highly profitable business.
THE VILLAS
There are 5 unique detached villas, 4 of which sit over the 80 metre long well stocked pond and the remaining villa is situated adjacent to the pond at the far end of the property. Each villa offers 56 sqm floor space, a spacious bedroom, bathroom, dressing room, dual aspect windows, wooden blinds and high vaulted ceilings. The villas enjoy a private terrace over the waters edge.
Each villa is uniquely decorated with hand made floor tiles, bespoke
contemporary teak wood furniture, high quality bathroom fittings,
premium quality soft furnishings hand woven from Sop Moei Arts,
premium bedding and towels (3 sets per villa), 49 inch smart tv, internal telephone, safe, mini bar, key card energy saving control, ceiling fan and air conditioning.
LANDSCAPING AND LIGHTING
The enclosed grounds offer mature lush landscaping throughout the
property including flowerbeds, palm and fruit trees. Screening and
landscaping between each villa and in the pond affords privacy for each guest. The pond which is about 80m x 14m, is well stocked with several hundred fish. There are 2 further ponds with Koi Carp, one at the entrance lobby area and the other adjacent to the main building. At the far end of the property adjacent to villa 5, there is an enclosed area currently used as a relaxing/seating area.
All buildings, parking, poolside, steps and gardens throughout the
property are well lit by led and solar spot lighting.
UTILITIES
3 Phase electricity is installed at the property. There are 3 wells on the land. 1 well is at the far end of the property adjacent to Villa 5 and 1 well is adjacent to the small cooking school. These wells are used for watering the grounds and filling the ponds. The large pond has the capability of easily being filled or emptied depending on the season. The main well which is approximately 75m deep, is located to the front of the property. Bedside this, is the enclosed water treatment plant which provides high pressure treated water to all of the property. Each building has individual ecological bio septic tank waste systems (7 in total) which require virtually no maintenance. Waste is collected weekly at a approx. cost of 240 Baht per year.
WIFI & SECURITY
High quality Wi-Fi and security cameras are located throughout the
property, the cameras of which, can also be accessed remotely. The
security hub is on the ground floor with 2 multi camera monitors.
Ubiquiti Network Wi-Fi system throughout the property including individual routers in each villa and main building. The current supplier to the property is 3BB and is very reliable.
GENERAL CONSTRUCTION
Internal and External doors are bespoke and made of teak wood,
hardwood door frames (doors to the apartment are not teak, but other hardwoods). Digital door locks are fitted to the entrance and main building doors. Windows throughout are of quality aluminum. Termite control was integrated during building and treatment is due every 12 months by a local specialist contractor. The roofs are steel construction and high quality asphalt tiles. All floors throughout are of handmade cement or ceramic tiles. Pathways and pool terrace were installed by Winflor, a premium company specializing in Stamped Concrete.
OPERATIONAL COSTS
The gardens are maintained by the owners and if there is any general
maintenance to be carried out, a local builder is always available to carry out any work required. Electricity is paid monthly. Other outgoings are rubbish collection and local taxes which are very minimal. Buildings and contents insurance are in place with AXA and premiums are paid annually.
TITLE
The property which comes with full title and most goods therein as
agreed with the owners and the current sale price is considered to be below the current market value in order to achieve a prompt sale.
